Your home's value will be determined by a combination of factors including: comparative homes that have sold, pended, and active competition; the current state of the market -whether it is stable, declining, or increasing; what a buyer is willing to pay; and, if the buyer requires a loan, what a lender is willing to lend.

Selling a home can be a very emotionally charged process, but having a strategy - knowing where, what, why, who and how much takes away most of the anxiety and fear of the unknown.

PREPARATION

MOSTLY SCIENCE, SOME ART
Preparing a home for sale involves planning, doing, checking for buyer response, and adjusting as necessary.

We say this process is mostly science because there are generic checklists for basic tasks. However, some houses require a special or more involved preparation with target market considerations and/or cost benefit calculations to make decisions about preparation.

Staging a home for sale can be incredibly beneficial. Staging has some aspects that are common to all properties such as de-cluttering making the process more scientific. Some aspects that are unique to the property, for instance highlighting a unique feature, making it an art/creative endeavor also.

We are experienced home stagers and work with buyers as well as sellers thereby giving us insight into what attracts or repels a buyer about the appearance of a property.

We provide scenario-based estimated "net sheets" for you. These calculations show estimated costs based on estimated sales price scenarios so that you have an idea of what will go in your pocket at the end of the sale.

According to the National Association of Realtors, 90% of buyers start their search for a new home on the Internet. Because of this, we focus a large percentage of marketing effort online.

We still incorporate traditional marketing methods as well. For instance, in our market, a yard sign is still a very effective way to attract buyers. We also a offer other choices for marketing. Some may be better ideas than others depending on your property and its target market.

SECURITY

TRACKABLE ACCESS TO YOUR PROPERTY
We use lock boxes on our listings that only members of our MLS in good standing can use with a special electronic key. This access is recorded and reports to us who has accessed the box and when. We can track activity and provide you this information with showing reports.

Anyone without the electronic key would need to make an appointment to view your property. It is part of our process to do "pre-screening" of unrepresented buyers.

For your safety and convenience, we ask unqualified, unrepresented buyers to talk to a lender and work on pre qualification prior to showing your home.
