What's the opportunity? To invest in performing real estate for cash flow or distressed real estate to be flipped and sold within Western PW county and PG county.
How much money do we need? We are raising funds in $10,000.00 increments up to five million dollars. It will be structured as a loan promissory note secured by real estate. Investor funds are being used as a down payment of 20% with the remaining purchase price coming from local banks.
How much can you make? You will make 12% per annum which can be distributed at the end of the term(closing) or annually. Currently we are just offering debt positions.
What happens if I get hit by a bus? Your principal funds are secured by the property. A lien will be on the property, so it can't be sold without you getting paid.
