Realtors were THE source of Information

Think back to 2002, pre Zillow. We as Realtors set appointments with buyers and then we chose which properties to show. Buyers had limited access to listing data and we were the gate keepers.

What Led to Data Sharing In The First Place

  • Disconnect Between sales area and Association/MLS boundaries.
  • Inconvenience of searching and working in two systems simutoneously.
  • Brokers called for it.
So what led to data sharing back in 2003? The growth and rising prices had led us to help our clients with houses further and further from our offices. This expansion in our geographic area no longer matched the boundaries of our Realtor associations and MLS's.

This lead us to find listings where they were - in two systems. This was a waste of time and brokers called for cooperation.

  • Made of up brokers from PPAR, Metrolist and IRES subscribers.
  • Defined data sharing
  • Written agreement
In 2003 brokers both large and small said cooperate or we will come up with another solution. The first agreement in data sharing was born.

  • FTP file transfer
  • 1 transfer per day
  • 6 months of sold data
  • 50 fields
  • 1 photo

  • Called for by brokers "we need more!"
  • 150 data fields
  • 90 transfers per day via RETS feed
  • 25 photos
  • 3 years of sold data
  • Collaborative effort not put in writing

  • Earlier this year REColorado and IRES discussed sharing sold data for 10K Reports.
  • IRES was displaying more than three years of sold data.
  • REColorado looked back and found only the 2003 agreement.

IRES Complies

  • As of yesterday all sales data is rolled back to 6 months.
  • Internal reverse link in Realist Public Records removed.
  • Assurances that REColorado data isn't being sent to others or displayed outside of password protected system.

Six Months of Sold Isn't Enough

  • Appraisers need more just to do their job.
  • Consumers have more information than we do.
  • We need to work together in order to stay relevant.
