How to find what any Santa Clarita home is worth

We have a system in place that helps our clients, and those that don't want to buy or sell anything, find out what a particular residential home is worth. Including Condos and Town homes. If it is located in the Greater Los Angeles Areas and or within the Santa Clarita Valley Cities, we have access to the actual Multiple Listing Service. This allows our Top Producing Realtor Team to get the exact property values for real estate from the actual sold data within the Multiple Listing Service in place by the Boards of Realtors. Best Case Scenario

  • 3 closed sales
  • within the past 6 months
  • same exact neighborhood
  • same amount of bedrooms
  • same amount of bathrooms

Best Case Scenario cont'd

  • Within +/- 200 square feet
  • Same property condition
  • Same type of sale (short, standard, distressed)
  • Similar upgrades
  • Same level of updating

Check the title report

  • Is the correct square footage recorded?
  • What about the correct # of bedrooms?
  • And Bathrooms?
  • Are there additions lacking permits?
  • Is the year built correct?

  • Research online sources
  • Most are lead generation systems
  • Be careful giving up any personal info
  • Your info may be sold to several Hungry Realtors
  • Some online systems don't have access to the "real" data

  • Are properties selling for higher than listing price?
  • Are properties appraising for their listing price?
  • Is it a buyers or a sellers real estate market?
  • Is a majority of the inventory standard or distressed?
