Don't buy out of obligation

• This is something my parents talked about.
• Don't buy because you think you have to.
• Make sure it is a good fit for you.
• Don't try to compete with the Jones's.
• Don't rely on it as a primary form of investment.

Buy and hold

• If you are a home flipper, this Does Not Apply.
• Is there a tax deduction you can take advantage of?
• Consider Renting it out instead of selling.
• Owning a home is long term.
• Have a game plan, write it out and stick with it!

Size matters

Buy only what you "need"

• Most people bite off more than they can chew.
• Champagne taste on a Beer Budget.
• Don't focus on what you "qualify for".
• Look at your exact monthly payment.
• Write out your "off radar" expenses and factor those too!

Do this!

Some agents are professionals

• 30+ year agents are not always better.
• Ask for references from those you are hiring.
• Is the agent you are using the seller's also?
• Consider if they have your best interest's in mind.
• Remember, it does not hurt to ask for what you want!

• Make sure your deposit is safe.
• List your reasons for wanting to cancel.
• Do your request for cancellation over email.
• Text and Voice mail have difficulty holding up in court.
• Ask your realtor to reply to your email with their opinion.
