The Huasteca:

Your Vision..

This project lets you think about what kind of city we will have in the future, just like the decisions of people your parents and grandparents age help to shape the city we have today.

What do you like about our city?

What would you change?

These are things you might want to take into consideration.

500,000 m2

The Huasteca is a big place
Consider carefully the needs of people in our community. If you make a project that meets their needs, you will be successful and everyone will be better off.

If you don't, you will end up with an apartment building that is empty or a park that no one visits, and the time and money that went into the project will be wasted.

What will you do?

You can support your big idea with three key points.

Presenting them one at a time, rather than all at once, helps each one sink in.

Apartments?

Keep in mind who you will be selling to. Although it might sound glamorous to build another Sofia tower, at $2 million dollars an apartment, not many people can afford it.

On the other hand, the Loft here next to the school, are very small apartments with lots of common spaces. That model works well for places like New York City where land values are vey high, but not as well in Santa Catarina, where low land values make people want to have more space. The Loft is seen as expensive for the space that people can buy.

Ecotourism?

Countries like Costa Rica have invested a lot in ecotourism and it has paid off, as you can see from our family vacation a few years ago.

Consider carefully the particular selling points of the Huasteca canyon for ecotourism.

sport rock climbing
via ferrata
hiking
mountain biking

What special advantages does it offer? Who would enjoy these activities? What would they be willing to pay?

Single family homes?

Like the apartment example, you should think about the size and the selling price of the homes you build.

The more expensive anything is, the fewer people that can afford it.

What are the housing needs of the community?

Infonavit houses?

Small, low priced houses?

Medium sized houses?

Large, expensive houses?

Camping?

Camping is a way to leave the surroundings close to their natural state. This is the option that best protects the birds, monarch butterflies, endemic and endangered species.

Cost/Benefit

decisions....decisions
Making a decision, any decision requires weighing the const and benefits, or pluses and minus.

A good way to make a decision is often to write down all the benefits and all the costs.

If the benefits outweigh the costs, then you should go ahead.

The difference between dreaming and achieving...

Is raising the money you need to start your project and earning enough to pay costs as you go.

How will you pay for it?

Your development will cost money, lots of money.

  • Early buyers help pay for development costs

Making Money: Parks

  • Entrance fee
  • Gift shop
  • Annual Membership
  • Annual Fundraiser Event: gala dinner

Conclusion

  • You need money to fund your project
  • Funding: different sources
  • Remember: It is easier to spend money than to make money!
Here you can recap your big idea and your three key points.
