SIZE

• 75% of primary dwelling or 800 sq ft (whichever is smaller)
• Size does not include garage, thickness of walls, most basements

Height

• Max 20 ft (if outside setbacks)
• Max 15 ft (if inside setbacks)

Building Coverage

• No larger than the house
• Combined detached accessory structures may not exceed 15% of total site area

Location

• 40 ft from front lot line; or
• Behind rear wall of house

Exterior

• Exterior finish, roof pitch, trim, window orientation must visually match existing house

Parking

• No additional parking required

Construction Standards

Electric System

• Independent circuits
• May connect to power system from existing house
• Must use licensed contractor

Heating

• Separate, independent heat
• Must have direct access

Plumbing

• Separate, independent water supply and sewer system
• (Some exceptions)

Fire & Safety

• Fire wall requirements
• Hallways (2'6")
• Ceilings (6'8")
