Building Coverage
- No larger than the house
- Combined detached accessory structures may not exceed 15% of total site area
Location
- 40 ft from front lot line; or
- Behind rear wall of house
Exterior
- Exterior finish, roof pitch, trim, window orientation must visually match existing house
Parking
- No additional parking required
Electric System
- Independent circuits
- May connect to power system from existing house
- Must use licensed contractor
Heating
- Separate, independent heat
- Must have direct access
Plumbing
- Separate, independent water supply and sewer system
