Inbound leads are generated from advertising and marketing in ways and on platforms that traditionally cost money but do generate those inbound calls and potential customers.

Start with Expireds and Withdrawns. Many MLS systems allow members to go way back in time to do searches for these type of properties.

Many "make me move" homeowners actually provide their phone numbers on the property detail pages on Zillow.

EXPLORE RENTAL BUYERS & SELLERS

1. Rent vs Own
a. What you pay in rent card
b. Break through broker postcard

A. Let renter know they will soon payoff the home for owner!

B. Approach owner once renter give 30-60 day notice.

Consider doing seminars and webinars for local consumers with the promise to educate them and help them understand the benefits of owning vs renting.

We did a seminar at local high school offering this:

3. Clown on site to entertain kids
4. Enough agents to show property to those interested that qualified.

FSBO's

Did you know that roughly 18%-23% of homes for sale across the country are FSBO? However, less than 1/3 of them successfully sell their home on their own. That’s roughly 2 out of every 3 FSBOs that will eventually end up listing their home with an agent!

The Million Dollar question (literally) is:

With the numbers in your favor, how do you monopolize the FSBO niche in your area to increase sales and decrease missed opportunities?

The key is to approach the FSBO as a "Buyer's Agent" NOT trying to go for the LISTING KILL! Get in the home and view it with your buyers best interests in mind.

1. You owe it to your buyers
2. you should know all inventory (FSBO's count)
3. FSBO once sold becomes a what? Buyer right?
What kind of an agent are they looking for and will want to help them find their next home? The one that knocks on doors or contacts FSBO's for their buyers.
