We give you advice to make your home "show ready" - we know what buyers expect and want

We advise you how to get your home ready for showings. We give you staging ideas and will offer de-cluttering tips.

We went on a listing appointment and the seller wrote down everything we suggested. When we went back to the home we were shocked that they did everything on the list and the house looked so different. It was located on a street with apartment buildings on the other side and a middle school right at the end (this house was the 2nd home from the school).

Because they made it look so nice it sold in a couple of days! Even I was surprised, but that is the power of making your home look the best in it's price range. I'm not sure they spent any (or much) money - it was mostly de-cluttering and furniture placement. They were so happy they told their neighbor about us (she was right next to the school) and we were able to sell her home quickly too.

We are not professional stagers but we know how a home should show when it's up for sale, and we'll give you tips on how to set it up for appointments. All of this is simply to get you top dollar!

BUYERS LOVE PHOTOS

AND WE TAKE A LOT
We take multiple photos at multiple angles in each room and we choose the pictures that we feel best represent your home. Photos can attract a buyer to look deeper and they can also create emotions and familiarity with buyers that might be on the fence but keep coming back to look.

We've had sellers say "Why am I selling this beautiful home?" after viewing our photos.

SINGLE PROPERTY WEBSITE

WE'LL CREATE A WEBSITE JUST FOR YOUR HOME
We believe in single property websites. We think the site we created for our own home helped to sell it. Our buyer loved being able to go back to our website and review all of the photos. She was easily able to send it to friends and relatives over the Internet and across oceans.

This entire website (without our information) is used as the virtual tour in the MLS. It is also advertised on other websites that offer home searches and other real estate related sites that show virtual tour links.

VIRTUAL TOUR

YOUR HOME WILL HAVE A VIRTUAL TOUR ON YOUTUBE
A virtual tour will be created with your photos and be submitted to YouTube from your home's personal website.

YOUR WEBSITE CAN BE VIEWED ON A BUYER'S PHONE

Your single property website is viewable on smartphones (any service). Buyers can view photos, a description and interact right on their phone. Our main website is also mobile friendly.

You will have your listing featured on our website

We spend thousands of dollars every month bringing potential buyers to our website. Many of the buyers that visit click on our featured listings before creating a search of their own. Visitors can easily view the entire website and each listing on their cellphones. www.judyorr.com

YOUR WEBSITE WILL BE SYNDICATED TO MANY OTHER SITES

Your home will be all over the Internet. You never know where a buyer might end up looking during their home search, and we want all bases covered.

Your single property website and/or virtual tour will be posted on multiple blogs and social media sites. You will see that in a short time, when you type your address into Google, you will have multiple sites advertising your home.

We also share your property with many social sites such as Facebook, Twitter, LinkedIn, Pinterest & more. We use different methods to share on each of these sites. We put out a monthly e-mail newsletter to thousands and there will be a link to your property on it.

OUR REAL ESTATE SIGNS ARE DIFFERENT

Our For Sale signs are big, different and noticeable. We get a lot of calls from them. If you're going to use a sign, use one that potential buyers can see.

We can also use a sign rider that will allow potential buyers to text to a number on their phones to view your home's personal website where they can see all of the photos and get information on the home right away!

WE CAN MAKE YOUR HOUSE TALK!

If you'd like, we can have a 24/7 "ad" for anyone that drives by your house. All they have to do is turn to the AM radio station on the sign from their car and they'll get a full description of your home!

Buyers love it because they don't have to call anyone just to get the info and they don't have to leave their car. If the description peaks their interest, they can write down our phone number (given slowly) and your single property website's url/text number. The message will keep looping and although certain items are spoken slowly, if they miss something they can hear the message again as many times as they want.

This is at no extra cost to you - if you want it, we'll provide it. Sellers that use it tell us about all the cars that stop and listen.

WE ASK FOR FEEDBACK

Not all agents believe in providing feedback, but we ask for it. And we ask for it the way we want to be asked, via e-mail.

This allows agents to respond on their time frame and also lets them double check their paperwork or the MLS so they remember your home and can hopefully provide us with useful comments. Many listing agents don't even ask, or they'll call at inopportune times. We make 3 attempts. If they respond, we send it on to you. If they don't respond after 3 tries then we don't expect to hear back from them.

Sometimes they won't give feedback because their buyer is interested and they don't want to give too much away. Feedback isn't an agent requirement, but we will share any feedback we do receive.

WE COMMUNICATE

One of the biggest complaints we hear from sellers that had their listing expire with another agent was the lack of communication. We will communicate every 7-10 days with amount of showings, feedback, if any, and we will keep you updated every 4-6 weeks on the current market so you'll be kept up-to-date on local home values and sales activity.

We will offer our opinion on changes that might need to be made based on feedback, amount of showings and time on market without an offer. We will give you honest recommendations and we don't expect you to do anything we wouldn't do as home sellers.
