What is a HOT market?

The Austin real estate market has once again become a HOT market. Thousands of people move here ever day, but unless you move to the suburbs, there is very little new housing adding to the inventory available.

What does that mean for you as a buyer???

Higher than list price offers

High possibility of your offer getting overlooked

So HOW do you get your offer accepted?

Hint: it’s not necessarily about the money…

Prepare Yourselves

  • Prepare yourself to have your first offer and possibly even multiple offers overlooked, even after you submitted a higher than list price offer. Go into it knowing this is a HIGH possibility in HOT market and you might need to have backups picked out and be ready to move on them.

MAKE YOUR OFFER MEMORABLE
Sellers are going to be sifting through multiple offers, sometimes even dozens, yours NEEDS to stand out from the rest. How do you do that? Add emotional appeal. Consider:

Adding a personal letter
Or
Asking to meet the seller in person (A personal meeting is more memorable than information on a piece of paper)

Anticipate Burn Out
The key to finding a home in a HOT market is stamina and willingness to keep trying, even when you feel like giving up. The wait will be WORTH the effort.

An excellent agent is a must. Your agent should get to work crafting the best possible offer, ensuring attention detail and offering insight on each and every offer.
This makes a DIFFERENCE. If your offer is sloppy or incomplete, other offers are being accepted while yours is being corrected.
