Negotiating For You

  • Studying the market data, and knowing the market temperature. Recent sold comps, and what is actively for sale in the market.

Contingency period

  • This period is typically 15 days from contract.
  • Home Inspections, Home Owners Insurance, WDO Inspection, Financing Confirmed, & Appraisal Ordered.
  • We've got 15 days to make sure the house is satisfactory.
  • Total Cost of inspections range $800-$1500

Negotiating on the repairs needed

  • Two types of sales in our Contract: Repair escrow & "As Is" sales.
  • Using the leverage we now have!
  • My experience in the real estate business will help you get the repair work done or a credit from the seller.

After Inspections & Appraisal

  • At this step we are through our major hurdles and on our way to closing.You are working with the bank to close.
  • At The Costantino Group I have a Transaction Coordinator that will assist from contract to closing ($400 fee at closing). No commission is due!
  • This assures a smooth process and a higher level of service.

  • Ordering your survey for closing
  • Setting up Home Warranties
  • Getting Title Insurance in place
  • Making sure WDO & inspection repairs are cleared before closing.

  • Setting up the closing to fit your schedule.
  • Closing Disclosure will be given to you 72hrs prior to closing. We/Banker will explain to you the breakdown of all the costs associated with the purchase of your new home.
  • Post closing follow up: Zillow/Google Reviews, Referrals, Staying in Touch for future Real Estate Needs.
