WHAT IS SELLER REPRESENTATION?

  • Complete dedication to your fiduciary responsibility to the seller & their goals
  • They need to know you’ve got their back and applying your experience and knowledge to their best interest

  • Complete all paperwork entirely including mls forms, disclosures, etc.
  • Order photo shoot/floor plans/materports/drone/twilight with Corey through Slack

  • Enter listing into MLS - get seller to sign off
  • Build and populate the Loop (Dotloop)
  • Begin social media marketing effort, ongoing
  • Create seller’s weekly feedback schedule
  • Order Just Listed Cards
  • Confirm websites and publications
  • Properly, enthusiastically and professionally show the property

  • Schedule the first open house (pre-covid) and pre-market. Make it an “experience/an event!” Walk the neighborhood
  • Monitor and track all property activity
  • At 30 days have a re-evaluation meeting - it’s “price correction” time
  • Protect the property, Lock & double check everything, leave it as you found it.

Always be asking yourself “what else can we do to get someone new to see this?”

ONCE OFFER IS RECEIVED

  • Review it in detail BEFORE presenting to seller, ask questions if unclear
  • Meet sellers in person if possible physically, zoom otherwise! Over the phone is the worst
  • Provide council and advice to avoid bad decisions in current market
  • Teach them how to negotiate

PURCHASE & SALES AGREEMENT

  • Draft P&S (or tell the buyers agent to do so), always get buyers signatures first and explain timing and receipt of escrow money
  • Do a new net sheet
  • Enter all dates in your calendar
  • Always be present for entire home inspection to counsel sellers

MANAGE THE TRANSACTION

  • Your job now is to manage the transaction and get it to closing!
  • Lenders, attorneys, agents, inspectors, appraisers, contractors and sellers
  • “That’s NOT my job”, you sure?

  • Once you receive your “Clear To Close” CTC, make sure you get a copy of settlement statement for sellers review as soon as soon as available to avoid any surprises at closing

  • Document, document, document...
  • Paperwork, texts, emails, vm’s, notes...everything, use FUB as well
  • You’d be surprised what comes up later and we have to protect ourselves, always
  • The loop must be complete in DotLoop - this is what gets you paid!

  • Coordinate walkthrough and remind the seller “it’s time to leave”
  • Attend the closing (pre-covid) and rejoice!
  • NEVER leave closing without copy of settlement statement and often check
