We take multiple photos at multiple angles in each room and we choose the pictures that we feel best represent your home. Photos can attract a buyer to look deeper and they can also create emotions and familiarity with buyers that might be on the fence but keep coming back to look.
We believe in single property websites. We think the site we created for our own home helped to sell it. Our buyer loved being able to go back to our website and review all of the photos. She was easily able to send it to friends and relatives over the Internet and across oceans. This entire website (without our information) is used as the virtual tour in the MLS. It is also advertised on other websites that offer home searches and other real estate related sites that show virtual tour links.
A virtual tour will be created with your photos and be submitted to YouTube. This link will be shared by us and you can do the same.
Your home will be all over the Internet. You never know where a buyer might end up looking during their home search, and we want all bases covered. We will also create updated Craigslist ads using different templates to create interest. Your single property website and/or virtual tour will be posted on multiple blogs and social media sites. You will see that in a short time, when you type your address into Google, the single property website will come up first.
Your single property website is viewable on smartphones (any service). Buyers can view photos, a description and interact right on their phone.
If you'd like, we can have a 24/7 "ad" for anyone that drives by your house. All they have to do is turn to the AM radio station on the sign from their car and they'll get a full description of your home! Buyers love it because they don't have to call anyone just to get the info. If the description peaks their interest, they can write down our phone number (given slowly) and your single property website's url. This is at no extra cost to you - if you want it, we'll provide it. Sellers that use it tell us about all the cars that stop and listen.
Our For Sale signs are big, different and noticeable. If you're going to use a sign, use one that potential buyers can see. Depending on whether your home is empty or furnished and it's location, we can also offer a custom sign just for your place that shows interior photos and other information that our regular signs don't have.
Not all agents believe in providing feedback, but we ask for it. And we ask for it the way we want to be asked, via e-mail. This allows agents to respond on their time frame and also lets them double check their paperwork or the MLS so they remember your home and can hopefully provide us with useful comments. We make 3 attempts. If they respond, we send it on to you. If they don't respond after 3 tries then we don't expect to hear back from them.
One of our biggest complaints for listings that have expired with another agent was the lack of communication. We will communicate every 7-10 days with amount of showings, feedback, if any, and we will keep you updated every 4-6 weeks on the current market so you'll be kept up-to-date on local home values. We are working on a new method of communication that will create a timeline so we can all easily go back and review our multiple contacts with each other.
